How Do I Clear Out a House Before Closing Day?
Ask your agent when the buyer’s final walkthrough is scheduled and what’s expected to stay with the house. Use that date to plan backward. Move the belongings you’re keeping, finish confirmed donations or other pickups, then have the remaining items hauled away. Leave time for a final clean and a room-by-room check.
A four-step house cleanout plan before closing
1. Make a list of what stays
Ask your agent to confirm any uncertain items, such as a garage refrigerator, window treatments, or shelving. Give helpers and crews one written list of what stays and a separate list of what goes. Label items where they are so a crew can identify them on pickup day.
2. Finish family pickups and donations
Give family members and buyers a firm pickup cutoff. Ask donation providers to confirm what they’ll accept and where they’ll collect it. Decide what happens if someone misses their appointment or a piece is declined.
3. Book the final haul and cleaning in order
Send the hauler photos of what remains, including items in the garage, basement, shed, and yard. Confirm whether the crew will carry items out from where they are and which pieces need separate pickup. Schedule the cleaner after removal so the rooms and floors are accessible.
4. Check the property before the walkthrough
Walk through with the stay list and the removal list. Open closets and cabinets, check under stairs and behind doors, and look through outdoor storage. If you’re out of town, ask your local contact to send photos of each cleared area and of anything that was supposed to stay.
What to check on your last pass through the house
- Kitchen and laundry: Check cabinets, drawers, and any appliances staying with the house for personal items.
- Garage and storage: Check shelves, attic access, basement corners, the shed, and any storage area included with the property.
- Outside: Check the yard, porch, and the place crews staged items for pickup.
- Handoff items: Confirm with your agent where to leave keys, garage remotes, and any other items they’ve asked you to set aside.
Example — The walkthrough is Thursday, and closing is Friday
Suppose a relative is collecting a dining table and a donation crew is picking up a dresser. Set Monday as the cutoff for both. Once those pickups are finished, send the hauler a revised list for Tuesday. Book the final clean for Wednesday and check the property that afternoon. If the dresser is declined, you still have time to add it to the haul before Thursday’s walkthrough.
If the schedule slips, tell your agent what remains and when the crew can return so they can coordinate the next step.
Closing is coming up and there’s still a house to clear?
Bring photos, your walkthrough date, and the list of what’s still in the house. We’ll help you put the pickups in order, flag items to confirm with your agent, and make a final checklist you can share with your crew or local contact.
